1. ABOUT THESE TERMS
These Terms & Conditions ("Terms") apply to all services provided by Christella Cleaning & Property Services ("Christella Cleaning", "we", "us" or "our") to the customer ("you" or "your").
They apply to all services provided by us unless a separate written agreement states otherwise.
These Terms are intended to operate alongside any applicable quote, proposal, booking confirmation, scope of works, service agreement or other written agreement.
Where a specific written agreement expressly varies these Terms, the specific agreement will apply to the extent of that variation.

3. ACCEPTANCE OF THESE TERMS
These Terms are accepted when you:
- Accept a quote;
- Confirm a booking;
- Engage our services;
- Make payment;
- Allow our team to commence work; or
- Otherwise instruct us to provide services.
Where another person, such as a property manager, builder, real estate agent or representative, arranges the service on your behalf, that person confirms they have authority to engage our services and accept these Terms.
4. BOOKINGS & ARRIVAL TIMES
Bookings are subject to availability.
A booking is confirmed once we have agreed to provide the service and the date and scheduled time have been established.
The scheduled booking time is an estimated arrival time, not a guaranteed exact arrival time.
Our team may arrive up to 30 minutes before or 30 minutes after the scheduled booking time.
For example, a booking scheduled for 10:00am has an expected arrival window of approximately 9:30am to 10:30am.
This arrival window allows for reasonable variations in:
- Traffic;
- Travel time;
- Parking;
- Property access;
- Previous services taking longer than anticipated; and
- Other operational circumstances.
We will make reasonable efforts to arrive within the stated arrival window and, where reasonably practicable, communicate significant delays outside that window.
Customers must ensure reasonable access to the property is available throughout the arrival window.
For ongoing services, the agreed schedule continues until cancelled or otherwise amended.
5. PRICING, HOURLY RATES & QUOTES
Christella Cleaning & Property Services primarily provides services on an hourly-rate basis.
Our standard weekday hourly rate is:
$70 per hour per cleaner
for services undertaken Monday to Friday between 6:00am and 6:00pm.
Where more than one cleaner or worker is engaged, the hourly rate applies to each person.
For example, two cleaners working for two hours represents four labour hours.
Unless otherwise agreed in writing, hourly services are charged according to the actual time worked.
Rates may differ for services provided outside standard weekday hours or where a different rate has been specifically agreed.
Quotes
Quotes or fixed-price estimates may be provided at our discretion.
A quote is based on the information available to us at the time and the condition, access and scope represented by the customer.
Where the actual property or requirements differ materially from the information provided, the scope, time or price may need to be revised.
This may include:
- Excessive dirt or grime;
- Heavy grease;
- Excessive clutter;
- Excessive rubbish;
- Significant mould;
- Pest contamination;
- Construction residue;
- Additional rooms or areas;
- Overgrown gardens;
- Additional services;
- Undisclosed areas; or
- Conditions requiring specialist treatment.
Any additional work or charges will be discussed with the customer where reasonably practicable.
6. SCOPE OF SERVICES & ADDITIONAL WORK
Our services are performed according to the agreed scope.
Cleaning is intended to clean and maintain accessible areas. It does not constitute restoration, repair, renovation or replacement unless specifically agreed.
For hourly services, additional tasks may be undertaken within the available time and charged at the applicable hourly rate.
For quoted or fixed-price services, work outside the agreed scope may incur an additional charge where agreed.
Additional work may include:
- Additional rooms;
- Additional cleaning tasks;
- Excessive build-up;
- Additional outdoor work;
- Additional garden work;
- Rubbish removal;
- Specialist cleaning;
- Additional labour; or
- Additional equipment or materials.
An hourly service does not guarantee that every requested task will be completed within a particular period.
7. CANCELLATIONS & RESCHEDULING
We understand that circumstances can change and ask that cancellations and rescheduling requests be provided as early as possible.
Unless otherwise agreed, 48 hours' notice is required to cancel or reschedule a booking.
Where less than 48 hours' notice is provided, a:
$70 cancellation fee
may apply.
The cancellation fee may apply where:
- A booking is cancelled within 48 hours;
- A booking is rescheduled within 48 hours;
- The property is unavailable;
- Access cannot reasonably be provided;
- Access is refused upon arrival;
- The customer prevents the service from commencing;
- Roadworks, construction, street closures or traffic restrictions prevent reasonable access;
- Suitable parking or loading access is unavailable where equipment must be transported to the property; or
- Conditions within the customer's control make the service unavailable.
The cancellation fee may be waived at our discretion in exceptional circumstances.
Nothing in this section excludes or limits any rights available to the customer under Australian Consumer Law.
8. PROPERTY ACCESS, PARKING & UTILITIES
Access
Customers are responsible for providing safe and reasonable access to the property.
This includes providing, where applicable:
- Keys;
- Access codes;
- Alarm instructions;
- Gate access;
- Remote controls; and
- Other necessary access arrangements.
Where our team attends within the stated arrival window but cannot reasonably commence the service because access has not been provided, the booking may be treated as a late cancellation and the $70 cancellation fee may apply.
This includes incorrect keys, locked gates, missing access codes, refusal of entry or other circumstances preventing access.
Parking
Customers are responsible for ensuring reasonable and suitable parking access is available where required.
Where paid parking, permits, parking meters, paid car parks or other parking charges are required for our team to provide the service, the actual parking cost will be added directly to the customer's invoice.
We will not add a separate markup to the parking cost.
Where reasonably practicable, we will notify the customer of expected parking charges before the service.
Parking a significant distance from the property may not constitute reasonable access where our team is required to carry cleaning equipment and supplies.
This may particularly apply where roadworks, construction, street closures or temporary restrictions prevent access close to the property.
Utilities
Where required for the service, customers must provide access to:
- Electricity;
- Running water;
- Suitable lighting; and
- Reasonable ventilation.
Customers must notify us as soon as they become aware of planned:
- Electrical works;
- Power outages;
- Water works;
- Water interruptions;
- Plumbing works;
- Construction works; or
- Other utility interruptions.
Certain services cannot be safely or effectively completed without electricity or water.
Where utilities or access are unavailable and the service cannot reasonably proceed, the booking may need to be rescheduled and the $70 cancellation fee may apply.
9. CUSTOMER RESPONSIBILITIES
Customers are responsible for ensuring the property is reasonably ready for the agreed service.
Customers must:
- Provide safe access;
- Provide accurate access instructions;
- Ensure required utilities are available;
- Secure valuable and fragile items;
- Advise us of known hazards;
- Advise us of delicate or specialist surfaces;
- Advise us of relevant property defects;
- Advise us of known contamination;
- Secure animals where necessary; and
- Ensure other occupants do not create an unsafe working environment.
Failure to provide relevant information may affect our ability to safely or effectively perform the service.
10. FURNITURE, HEAVY ITEMS & PERSONAL BELONGINGS
Christella Cleaning & Property Services does not move heavy furniture, appliances or other heavy items as part of a cleaning service.
Heavy items must be moved by the customer before the cleaning service where access underneath, behind or around the item is required.
The customer is responsible for returning those items to their original position after cleaning.
We will not lift, drag, dismantle, reposition or otherwise move heavy items.
This includes, but is not limited to:
- Beds;
- Sofas and lounges;
- Large cabinets;
- Bookcases;
- Dining tables;
- Large appliances;
- Refrigerators;
- Washing machines and dryers;
- Heavy outdoor furniture; and
- Other items considered heavy or unsafe to move.
Where furniture or other belongings remain at the property, we will clean around them to the extent that the area is safely and reasonably accessible.
Decluttering
Standard cleaning does not include decluttering, organising or sorting personal possessions unless specifically agreed.
Where belongings prevent access to an area, we may clean around them rather than move them.
Customers remain responsible for valuable, fragile, sentimental or irreplaceable possessions.
11. HAZARDOUS, CONTAMINATED & UNSAFE CONDITIONS
The safety of our workers, customers and other persons at the property is a priority.
We will not undertake work where conditions present a health or safety risk outside the normal scope of our services.

- Syringes;
- Sharps;

- Other materials requiring specialist biohazard handling.
Where such conditions are identified, the affected work will not be undertaken by Christella Cleaning & Property Services.
The customer will be referred to an appropriately qualified specialist biohazard or remediation cleaner.
Where contamination is identified before the service, specialist treatment must be arranged before affected standard cleaning can proceed.
Where contamination is discovered after arrival or during a service, work in the affected area will cease.
Animal Waste
Animal droppings or animal waste includes:
- Faeces;
- Urine contamination;
- Vomit; and
- Other animal bodily waste.
Where the quantity, location or condition presents a health, hygiene or safety concern, the affected work will not be undertaken and specialist cleaning may be required.
Pests & Infestations
Customers must advise us of known infestations, including:
- Cockroaches;
- Fleas;
- Bed bugs;
- Rodents;
- Ant infestations; or
- Other significant infestations.
We are not a pest-control service.
Where an infestation presents a health or safety concern, specialist pest treatment may be required before cleaning can proceed.
Mould
Minor surface mould may be addressed where appropriate within a standard cleaning service.
Significant, extensive, recurring or embedded mould may require specialist remediation.
Cleaning cannot guarantee elimination of the underlying cause of mould.

Customers must disclose known chemical spills, contamination or hazardous substances.
We will not knowingly handle unknown substances where their nature or safety cannot reasonably be established.
Other Unsafe Conditions
Unsafe conditions may include:
- Exposed electrical wiring;

- Other conditions presenting a reasonable safety risk.
Where unsafe conditions are identified, the affected service may be stopped or modified.
12. WALLS & PAINTED SURFACES
Walls will only be cleaned with the permission of the customer and where wall cleaning forms part of the agreed service.
We use reasonable care when cleaning painted surfaces.
Customers acknowledge that not all paints are designed to withstand cleaning.
Where the correct washable or cleanable paint product has not been used, cleaning may cause or reveal:
- Paint transfer;
- Patchiness;
- Colour variation;
- Fading;
- Loss of sheen;
- Peeling;
- Flaking; or
- Other visible changes.
Where we have concerns about a painted surface, we may recommend a test area or decline to clean the wall.
We are not responsible for damage or deterioration resulting from the existing condition, age, quality, application or suitability of the paint or underlying surface.
13. SURFACES, MATERIALS & CLEANING LIMITATIONS
Different materials react differently to cleaning methods, moisture, chemicals and agitation.
Particular care may be required for:

- Nicotine staining;
- Burn marks;
- Etching;

- Floor restoration;
- Carpet restoration;

Where specialist treatment is required, the customer may be referred to an appropriately qualified specialist.

We will clean around furniture and belongings that remain where the area is safely and reasonably accessible.
We are not responsible for inaccessible areas where furniture, belongings or other items have not been moved.
For rental properties, customers remain responsible for providing any specific requirements from the property manager or landlord.
We do not guarantee that a third party will approve a property unless their specific requirements were communicated to us and included in the agreed scope.

Where a Complete Vacate Service includes cleaning together with lawn mowing, basic gardening or other property services, each component is subject to its agreed scope.
Outdoor conditions may vary significantly and additional work may require additional time or charges where agreed.

We are not responsible for:
- Construction defects;
- Poor workmanship by other trades;
- Scratched or defective glass;

Property Maintenance may include selected services such as:
- Lawn mowing;
- Basic gardening;
- Deck cleaning;
- Driveway cleaning;

16.7 Outdoor Services & Weather
Outdoor services may be affected by:
- Rain;
- High winds;
- Extreme temperatures;

- Create a health or safety risk; or
- Be unsuitable for the intended application.
19. PETS & ANIMALS
Customers must advise us of animals present at the property.
Animals may need to be secured during the service.

- Create a health or safety risk; or
- Be unsuitable for the property or service.
Customers must advise us of known restrictions, sensitivities or requirements relating to surfaces, finishes, products or equipment before the service commences.

25. WORKMANSHIP & RECTIFICATION
We stand behind the quality of our workmanship.
Where a service has not been completed in accordance with the agreed scope due to an error or omission in our workmanship, we will, where reasonably appropriate, provide an opportunity to inspect and rectify the relevant issue.

- Defective finishes;
- Non-washable paint;
