Pre-sale cleaning

Prepare the home before the camera arrives.

Photography creates a fixed moment in your sales campaign. Inspections then bring people through the home in person, often while everyday life continues around the booking dates.

Planning the clean alongside repairs, styling and access helps avoid work being undone before the property is ready to be seen.

Styled Elsternwick-inspired period home with original ceiling details, contemporary furniture and a travertine coffee table

Plan the preparation in the right order.

The best timing depends on what else is happening at the property.

Repairs before the final clean

Painting, sanding and other preparation can leave fresh dust or marks. Where possible, arrange the final presentation clean after this work is complete. Let us know about recent work and any unfinished areas so we can discuss access and suitable treatment.

Cleaning alongside styling

Share when furniture will be delivered, removed or rearranged. Cleaning before styling can provide clearer access; cleaning afterwards may be needed to address marks left during installation. The order should suit the property and the stylist’s plan. Heavy furniture needs to be moved by others.

Photographs & inspections differ

Photographs concentrate on selected views. An inspection allows buyers to move through the home and notice details outside those views. Tell us which spaces will be photographed and which will be open to buyers, including storage or utility areas that need attention.

When you are still living there

You do not need to move out for a pre-sale clean. Clear personal items from the agreed areas beforehand, then allow for normal household use between photography and open homes. If you need further cleaning during the campaign, we can discuss a separate scope based on what has changed.

Marks, wear & delicate finishes

A mark that looks like dirt may be wear, staining or damage. Point out concerns before the booking so cleaning expectations can be separated from repairs or specialist treatment. Share care instructions for delicate finishes; wall cleaning requires approval after paint condition and risk have been discussed.

Window washing on request

If window washing is needed for the campaign, request it when planning the clean. It is available for standard, reasonably reachable windows, with condition considered when confirming the scope. Some windows may need a specialist professional window cleaning service.

Carry the preparation through to outside.

For a campaign that includes outdoor photographs or inspections, consider the entrance, paths and outdoor areas buyers will use. Lawn mowing, basic gardening and suitable outdoor surface cleaning can be requested through our Property Services.

Discuss these needs early so the order of indoor and outdoor work can be planned together, particularly where outdoor work may bring dirt back through a freshly cleaned entrance.

Share the key dates

Provide the photography date, first inspection and any styling or trade appointments. Tell us who will arrange access and allow time between cleaning and the photographer’s arrival, rather than planning both for the same moment.

Show the current condition

Campaign deadlines do not change how much work a surface needs. Photos of build-up or areas that have been overlooked help us distinguish a presentation clean from work needing more intensive attention, and plan a realistic estimate.

Confirm changes to the plan

If dates shift or additional areas need attention, let us know as soon as possible so timing and scope can be discussed. Estimates remain a guide; any additional time or work requires your agreement before proceeding.
